The four phases of build projects:

1. Pre-planning & Concept

This is where it all begins! You have your land or building secured and now you can start to compile your dream wish list for your self build or renovation. This is a good point at which to bring in Bramsoak. An initial consultation with us will make sure that you’re asking the right questions to get the most out of your budget. Unfortunately, most budgets are not ‘as long as a piece of string’, and you will want to know what you can realistically build for your money, the quality you can expect and the timeframe you’re working to. We will discuss with you what is most important to you: Is a show-stopping space for entertaining at the top of your wish list? Do you want a state-of-the-art fitness suite? Does your home need the latest in lifestyle technology? Do you have an impressive wine collection that needs its own cellar? Which methods and materials are best to support sustainability without compromising on quality? There are so many elements to consider, and that’s where we come in. Our experience has involved building many different homes for many different budgets. We focus on what’s important to the client and work with the design team to make sure the client’s aspirations are achieved.

2. Achieving Planning Consent

Have your patience at the ready, as this is often a lengthy and time-consuming process. Appointing the right team is crucial, as they need to work effectively and productively to submit a comprehensive planning application, with the forethought to supply as much information as possible, making the planner’s job as straight-forward as possible. The list of professionals involved in this stage can be lengthy and will normally include (amongst others): architects, planning consultants, engineers, ecologists, arboriculturists, flood risk assessors, and drainage consultants. We will put your team together, oversee the application, check for coherency between the different reports and resolve any discrepancies. This process happens over months, and the momentum can dwindle. It needs someone with experience to manage it, drive it forward and push it over the line.


3. Post-planning & Choosing
Your Team

Congratulations, you have achieved planning approval! But there is still a lot of work to be done before the first spade goes in the ground. The first port of call is your post-planning design team. This team will be responsible for producing your detailed working drawings and Structural & Civil Engineering drawings, both absolutely vital to the integrity of the build. This will enable a detailed specification to be drawn-up and the construction tender packages to be produced. You will have decided by this point if you are going to use a building contractor to carry out the work, or whether you are going to appoint individual sub-contractors and manage the day-to-day running of the site yourself. In either circumstance, we will appraise the tender submissions with you, help you to select the best workforce for your project and then help you to manage your build if you need us to. If you choose to work with individual sub-contractors, you will need sub-contract agreements in place – we can help with this too.

  • Regular site visits to monitor contractor delivery and check the quality of work being produced
  • A close eye on expenditure and the schedule of works
  • Ensuring adherence to Building Regulations and planning conditions throughout
  • Management of monthly valuations with the Professional Quantity Surveyor (PQS) if required
  • Attendance at key site meetings
